It seems everything these days is sold online, and property is no different. Everyone lately is selling their property online and with good reason! You can reach more buyers on the internet. However, there are four keys to selling your property online to be successful. Let’s take a deeper look at each of these four keys.
1. Beautiful photos
Have you ever heard that a picture says a million words? Well, when selling your property online, they do. People will completely disregard your property as an option if they can’t clearly see what they are trying to buy. Often, it is worth the extra money to have a professional come out and take photos so that you can ensure your property is being viewed in all its glory.
Aerial
Another thing in the realm of photos to include is an aerial shot so they can see the lay of the land and get a reference for the sizing and the included landscape like how many trees there are, if there is any water on the property, and what the neighboring properties look like.
Videos
In addition to aerial and professional photos, consider videos to give buyers another view. Even an aerial video would be a charming touch. Any way that you can give online buyers the best idea of your property, it would be to your advantage to do so.
2. Keywords in the listing
Help buyers find your land by including important keywords. Keywords are how search engines bring up content that is relevant to what you are searching for. Therefore, by using keywords in your listing, you can increase the number of viewers on your listing and have more of a chance to interest more buyers.
For instance, if your land has a river, you might want to use keywords such as “riverfront,” “river on the property,” “property with a river,” “flowing water,” “land with river.” Whereas if your land would be good for farming you might use the terms “farmland for sale,” “ideal for farming,” “rich soil”, or “perfect for farming.”
3. Descriptive Listing
As you can already tell, the content in the listing is significant. Even though photos say a thousand words, people are going to have questions circling in their heads to try and figure out if your land could be a good buy for them. So, in addition to including keywords in your listing to help find buyers, you’ll also want to make it descriptive. When people think of the word descriptive, they often believe that they are supposed to describe the land to create mental imagery.
However, what we’re going for here is not a mental picture because we already have photos that show the land. You’ll want to include instead specifics about the land, including things like the exact dimensions, the location of the land, any zoning requirements you are aware of, and whether the land is developed at all.
For instance, for zoning requirements, your land might be in a residential zone, meaning that a potential buyer could not build a commercial building on it. Also, when we talk about land development, that doesn’t always include facilities; even though there might be some structures on the land, developed land could just mean that it has power and water hookups installed. Always specify in your listing the specifics of your land and anything the buyers might have questions about.
4. Offer a Walkthrough
Walkthroughs are customary when you are selling a home or land the traditional way. But, you would be surprised how many people don’t offer buyers to come to walk through their properties when they sell online. Yes, photos can tell you a lot, but there is just something about really seeing the space that can lead buyers to make the jump.
We understand that you might not be available to walk through yourself personally if you are selling your property online. In that case, be sure you partner with a real estate agent. As long as you give your agent a way to access the property and all of the necessary information, they can take potential buyers on a walkthrough on your behalf. Besides, they are really good at it, because it’s their job!
Whether you are available or you have your agent do it for you, encourage buyers to call to ask questions, and offer walkthrough opportunities in your online listing.
